So the structure appears to be around 40% up front and 60% spread over five years.

I’d treat that as an inference rather than a confirmed fact — get the actual payment schedule from the sales office, including whether the down payment is one lump sum or staged across booking, allocation and confirmation. But go in budgeting for a substantial upfront amount rather than assuming PKR 157,500 a month is the commitment.

Location and what “ten minutes” means in practice

Faisal Town Phase 1 works because of what it sits between.

Islamabad International Airport is roughly 10 minutes away. Srinagar Highway is about five. The M-1 Motorway feeds onward from there, and central Islamabad is inside 25 minutes depending on your route. Rawalpindi runs to about 30.

Those drive times are the sort published in every project brochure, so apply the usual discount for peak hours. The airport figure is the one that holds up best, and it’s the one that matters most if you travel often or plan to rent to people who do.

The Margalla Hills view is the other locational asset. The project describes it as unobstructed — worth verifying by floor and orientation, because “unobstructed” in a 23-storey building usually depends heavily on which side of it you’re standing on. Ask which units face the hills before you pick a floor. In a market where two identical layouts can differ by several lakh on outlook alone, this is not a small detail.

One question to ask about the lifts: how many serve 23 floors? Lift count matters more than lift speed once a building fills up, and it’s rarely in the brochure.

The commercial floors

The lower levels are planned for retail, showrooms and offices, which makes this a mixed-use building rather than a purely residential one.

That cuts both ways, and it’s worth being clear about.

The upside is convenience — shops and services downstairs, and a building with daytime activity rather than one that empties out at 9am. It also gives the tower a floor of commercial value that supports the address.

The downside is footfall, parking pressure and noise on the lower residential floors. If you’re buying to live rather than to rent, ask what’s actually going into those units and how the parking is divided between residents, commercial tenants and visitors. A building where retail customers compete with residents for spaces is a daily irritation.

The investment case, weighed properly

The pitch for Faisal Town is that values have risen more than 100% in recent years.

That figure is worth taking seriously and worth being careful with. Strong past appreciation tells you the area was undervalued and got discovered. It doesn’t tell you there’s a second doubling ahead — often the opposite, since the easy gains have already been priced in.

The more useful questions:

Rental demand. Who actually rents here, and at what rate? Proximity to the airport suggests aviation staff, frequent travellers and people who want Islamabad access without central Islamabad prices. Verify with local agents rather than assuming.

Yield against the payment plan. If you’re carrying PKR 157,500 a month, achievable rent needs to be measured against that, not against the purchase price in isolation.

Supply. How many other towers are going up in Faisal Town on similar timelines? A wave of simultaneous completions puts downward pressure on rents at exactly the wrong moment.

Construction stage. Off-plan pricing reflects off-plan risk. Confirm where the project actually stands and what the possession timeline is.

Who this suits

Different units genuinely serve different people here, which isn’t always true.

The studio at PKR 59.25 Lakh is one of the more accessible entry points into a serviced high-rise in this part of the city. First-time buyers and investors targeting single professionals will look here.

Two- and three-bedroom units are the family range, and the flat per-foot rate makes stepping up less punishing than in most towers.

The four-bedroom penthouses are a different market — buyers for whom the view and the space matter more than the entry price. And given the pricing structure, they’re getting the top floors without paying a per-foot premium for them.

What to verify before you sign anything

Prices, availability and payment terms change, and everything above comes from the project’s own published information. Confirm directly:

  • Current price list and the exact payment schedule, including the down payment structure
  • Development authority approvals and NOC status
  • Construction stage and realistic possession date
  • Which specific units face the Margalla Hills
  • Monthly maintenance charges — often overlooked, and material over a 20-year hold
  • Parking allocation per unit, and how it’s split with the commercial floors
  • Number of lifts serving the residential floors
