Bahria Enclave

Introduction:

The Bahria Town developers are on their way to their next destination in the twin cities, this time in a prime location in Islamabad. Following the tremendous success of Bahria Town in Rawalpindi, Lahore, and Karachi, the next stop is Islamabad, our capital city.

The people are confident that they will not be disappointed this time. Because the project is one of the smallest from the Bahria Town developers, it will receive all of the attention it deserves, making it very successful and well-organized in this domain.

Owners & Developers of Bahria Enclave:

The Bahria Town Pvt. Ltd. is a well-known Rawalpindi-based real estate management company in charge of numerous opulent real estate projects in Pakistan’s major cities.

They delegate construction responsibilities to Habib Rafiq Pvt. Ltd, the leading construction company in Rawalpindi and Islamabad, which is in charge of the Defence Housing Authority’s projects in Islamabad.

Habib Rafiq Pvt. Ltd. has also launched Capital Smart City, a groundbreaking housing project in Islamabad.

Location of Bahria Enclave:

It is situated near Jinnah Avenue in Zone IV of Islamabad Capital Territory, close to Chak Shahzad, Park Road, and Kuri Road.

It is one of Islamabad’s most convenient and accessible locations, with numerous routes to and from the Bahria Enclave. Bahria Enclave’s Phase-I is located near Mouza Molat, while Phase-II is located near Mouza Phulgraan.

Total Area of Bahria Enclave:

Phase 1 and Phase 2 of Bahria Enclave are separate developments. Phase 1 covers an area of 836 Kanal, Phase 2 covers an area of 1180 Kanal, and Phase II’s Agro Farming Scheme covers an area of 2047 Kanal.

The access points are approximately 8 kilometres (15 minutes) from Chak Shahzad, the Park Road, and the Kuri Road, with access from the Kashmir Highway, Lehtrar Road, and the Islamabad Highway.

Bahria Town has been awarded a new four-lane road, which will also open up another route via Kuri Road.

NOC of Bahria Enclave:

The CDA has already approved the NOC for Bahria Enclave-I. This 12543.11 Kanal society has a bright future not only because of its location, but also because of the duly approved NOC of this modern and beautiful housing society.

The Capital Development Authority (CDA) approved the layout plan for Bahria Enclave on December 29, 2020. Bahria Town Pvt. Ltd. is sponsoring the project in Mozas, Mohrian, Malot, Jagiot, Pind Begwal, Tumari, Sihaili & Darkala, Zone-IV (C), Islamabad.

The NOC for Bahria Enclave-II, which spans 1180.04 Kanal, was approved on February 11, 2021. The recent development has provided investors and residents with yet another sigh of relief.

This is due to the fact that the CDA has now approved the NOC of the layout plan for Bahria Enclave-II in Zone-IV (B).

Mater Map of Bahria Enclave:

Bahria Enclave Islamabad is divided into two phases: Phase 1 and Phase 2. Phase 1 is nearly 836 Kanal in size, with over 600 residential plots, and Phase 2 is 1180 Kanal in size, with 400 residential plots.

There are 15 sectors in the society, each with their own sub-sectors. They are alphabetically named from A to P. Residential plots of 5, 8, 10 Marla, 1 Kanal, and 2 Kanal plots are available in all sectors, as are commercial plots of 4, 5, 8 Marla.

11 Marla Villas are also being built and will be available for purchase in the housing venture soon. The management has taken the initiative to build a model villa to demonstrate the project’s true potential.

Features of the Bahria Enclave:

The following are some of the society’s most notable characteristics.

  • Restaurants, parks, and zoos Plex Cinema in Gold
  • Commercial Zones
  • International School and Hospital
  • The magnificent Jamiah Mosque
  • 100-foot-wide roads with green belts and footpaths
  • Complete underground provision of electricity, gas, water, and telephone in a gated community

Latest Development of Bahria Enclave:

Since we have mentioned the current development of all sectors of the community in depth, let us now discuss the performance of the community:

The development of the Bahria Enclave is currently underway.

  • The earthwork is 90% complete.
  • 60 percent of services and utilities have been completed.
  • The sewerage system is nearly half finished.

According to the most recent project development news, Bahria Enclave will become Pakistan’s sixth region to receive Fiber Optics.

The society has entered into an agreement with PTCL under which PTCL will install fibre optic cables in Bahria Enclave within three months to provide high-speed internet.

PTCL will also provide additional services such as telephone connections, smart TV, and VOIP.

Price Comparison of Bahria Enclave:

The valuations in Bahria Enclave Islamabad are successful in the market with those in Park View City Islamabad, which is directly across the street from this project.

Taj Residencia is also a Sardar Group project, as are Centaurus Mall and B-17 Multi-Gardens, a CDA housing society.

The price levels of these residential ventures are nearly identical to the rates offered in this scheme, with only a minor difference.

The prices are considered higher in comparison to low-income housing societies in Islamabad, such as Blue World City and Qurtaba City, but are justified given the location, modern amenities, and development society has to offer.

Conclusion:

Bahria Enclave is one of Islamabad’s most opulent housing society programmes. Investors must exercise caution when investigating permissions and NOCs from the appropriate authorities. However, the plan is extremely practical for acquiring a luxurious lifestyle in Pakistan’s prime location.
